File setup and stacking order

An internal guide for how a mortgage loan file is assembled, listing which documents go in and the order they are stacked.

What it usually contains

  • Numbered stacking sequence by document category, such as application, credit, income, assets, property, and closing papers
  • Required forms and disclosures for each section, including which need borrower signatures
  • Naming and labeling conventions for each document and section divider
  • Rules for handling duplicates, updated versions, and superseded documents
  • Differences in order for loan type or investor, and pre-underwriting checklist sign-offs

What the assistant uses it for

Use it to answer where a specific document belongs in the file, what must be present before submission to underwriting, and how processors should label and organize incoming paperwork.

How it is versioned

A document of this type has exactly one current version at a time. Upload a revision and it becomes the version that counts — the one before it is kept and dated, but is no longer what your assistant answers from. Nothing is ever deleted, so you can always show what this document said on a given date.

On one AI system

Everything your company knows.
One version that counts.

You already own the documents. We make them the only thing your AI is allowed to answer from, and we keep them current — so nobody quotes last year’s price by accident again.
