Condition clearing procedures

An internal guide explaining how loan processors review, document, and sign off on underwriting conditions before a mortgage can close.

What it usually contains

  • Definitions of prior-to-approval, prior-to-doc, and prior-to-funding conditions
  • Acceptable documentation for common conditions such as income, assets, and credit explanations
  • Who may clear each condition type and required approval levels
  • Turn times, borrower follow-up, and re-request steps for stale or incomplete items
  • Rules for uploading, labeling, and noting cleared conditions in the loan file

What the assistant uses it for

Answer questions about what proof satisfies a given underwriting condition, who has authority to clear it, and the order conditions must be cleared before docs or funding.

How it is versioned

A document of this type has exactly one current version at a time. Upload a revision and it becomes the version that counts — the one before it is kept and dated, but is no longer what your assistant answers from. Nothing is ever deleted, so you can always show what this document said on a given date.

On one AI system

Everything your company knows.
One version that counts.

You already own the documents. We make them the only thing your AI is allowed to answer from, and we keep them current — so nobody quotes last year’s price by accident again.
