Warehouse lender agreements

A financing contract between a mortgage lender and a bank that provides the short-term credit line used to fund loans until they are sold.

What it usually contains

  • Credit line size, advance rates, and interest pricing
  • Eligible loan types, aging limits, and collateral release terms
  • Funding and takeout procedures with wire instructions
  • Financial covenants, net worth and liquidity requirements, and reporting duties
  • Default, cure, and termination provisions with repurchase obligations

What the assistant uses it for

Answer questions about how much a lender can borrow, which loans qualify as collateral, and how long loans may sit on the line before sale. Also used to check covenant tests, reporting deadlines, and what triggers a margin call or default.

How it is versioned

A document of this type has exactly one current version at a time. Upload a revision and it becomes the version that counts — the one before it is kept and dated, but is no longer what your assistant answers from. Nothing is ever deleted, so you can always show what this document said on a given date.

On one AI system

Everything your company knows.
One version that counts.

You already own the documents. We make them the only thing your AI is allowed to answer from, and we keep them current — so nobody quotes last year’s price by accident again.
