Automated underwriting findings guides

A reference guide explaining how to read and act on the findings report produced by an automated underwriting system on a loan file.

What it usually contains

  • Explanation of risk classifications and recommendation types (approve, refer, caution, ineligible)
  • Definitions of each findings section, such as credit, income, asset, and property messages
  • Lists of required verification documents triggered by each finding
  • Instructions for resubmitting a file after data corrections or new documentation
  • Guidance on when manual underwriting or a written exception is required

What the assistant uses it for

Answer questions about what a particular automated underwriting message means, what documents it requires, and whether a loan can be approved as submitted. Also useful for knowing when to resubmit versus underwrite the file by hand.

How it is versioned

A document of this type has exactly one current version at a time. Upload a revision and it becomes the version that counts — the one before it is kept and dated, but is no longer what your assistant answers from. Nothing is ever deleted, so you can always show what this document said on a given date.

On one AI system

Everything your company knows.
One version that counts.

You already own the documents. We make them the only thing your AI is allowed to answer from, and we keep them current — so nobody quotes last year’s price by accident again.
