Mortgage Lending · Servicing
Default and delinquency procedures
An internal manual telling servicing staff how to handle mortgage loans that fall behind on payments, from first missed payment through foreclosure.
What it usually contains
- Delinquency timelines and collection call and letter schedules
- Breach and demand letter requirements with state notice rules
- Loss mitigation options: repayment plans, forbearance, modification, short sale, deed in lieu
- Foreclosure referral triggers, attorney handoff, and hold conditions
- Investor and insurer reporting deadlines and required borrower disclosures
What the assistant uses it for
Answering how many days past due triggers a call, letter, or foreclosure referral, and what steps must happen before a loan advances. Also used to check what loss mitigation must be offered and reviewed before further action.
How it is versioned
A document of this type has exactly one current version at a time. Upload a revision and it becomes the version that counts — the one before it is kept and dated, but is no longer what your assistant answers from. Nothing is ever deleted, so you can always show what this document said on a given date.
On one AI system
Everything your company knows.
One version that counts.
You already own the documents. We make them the only thing your AI is allowed to answer from, and we keep them current — so nobody quotes last year’s price by accident again.
