Mortgage Lending · Secondary Marketing & Investor Relations
Investor guideline overlays
A written list of a lender's own credit and documentation rules that go beyond what its loan investors or agencies require.
What it usually contains
- Minimum credit score and maximum debt-to-income limits stricter than agency rules
- Restricted property types, occupancy, and loan purposes
- Extra documentation or verification steps, such as added income or asset checks
- Reserve, loan amount, and loan-to-value caps by product
- Effective dates and exception or waiver procedures
What the assistant uses it for
Answer whether a given borrower or property meets the lender's stricter standards for a specific loan program, and explain how those in-house rules differ from the investor's or agency's base guidelines.
How it is versioned
A document of this type has exactly one current version at a time. Upload a revision and it becomes the version that counts — the one before it is kept and dated, but is no longer what your assistant answers from. Nothing is ever deleted, so you can always show what this document said on a given date.

On one AI system
Everything your company knows.
One version that counts.
You already own the documents. We make them the only thing your AI is allowed to answer from, and we keep them current — so nobody quotes last year’s price by accident again.
