Closing instruction templates

A standard set of written directions a lender sends to the settlement agent telling them exactly how to close a mortgage loan.

What it usually contains

  • Conditions that must be met before funds are released
  • List of documents to be signed, notarized, and recorded
  • Wiring and disbursement instructions with fee and payoff details
  • Title insurance, lien position, and endorsement requirements
  • Deadlines for returning the signed package and recorded documents

What the assistant uses it for

Answer questions about what a closing agent is required to do before, during, and after signing, and what conditions must be satisfied for the lender to fund. Also useful for checking who is responsible for recording, disbursement, and returning documents.

How it is versioned

A document of this type has exactly one current version at a time. Upload a revision and it becomes the version that counts — the one before it is kept and dated, but is no longer what your assistant answers from. Nothing is ever deleted, so you can always show what this document said on a given date.

On one AI system

Everything your company knows.
One version that counts.

You already own the documents. We make them the only thing your AI is allowed to answer from, and we keep them current — so nobody quotes last year’s price by accident again.
